Water, Fire, Mold and Storm Damage Restoration, Start to Finish

Call or text (815) 585-1750 day or night. We answer around the clock, dispatch as fast as we can, and stay on the job until the house is put back.

When water comes through a ceiling or up through a basement floor, you need two things. You need someone to stop it and dry the house, and you need someone to put the house back afterward. ONIT Solutions does both. We extract the water, run the drying equipment and treat what needs it, then we rebuild the drywall, floors, trim and cabinets that had to come out. We work across the southwest and west suburbs of Chicago, in Will, DuPage, Kendall and Kane counties and southwest and northwest Cook.

We run restoration the way we run every job, with the paperwork out in the open. Daily equipment rates are in writing before anything is set up. The estimate is itemized line by line, and you get copies of the photos, the moisture readings and the estimate, not just your insurance company. If you are not sure what you are looking at, text a photo to (815) 585-1750 and we will give you a fast read on what it needs.

Right now, before we get there:
  • Shut off the water at the main valve, or at the fixture or appliance that failed.
  • Turn off power to the wet area at the breaker panel, but only if you can reach the panel without standing in water.
  • Take photos and video of the damage before you move or throw anything out.
  • Lift what you can off the wet floor and move rugs, papers and electronics to a dry room.
  • Stay out of sewage water and keep kids and pets away from it.
  • Call your insurance company to open a claim, then call or text us at (815) 585-1750.
What we handle

Water, sewage, mold, fire and storm damage

From the call to the rebuild

How a Restoration Job Runs, From the First Call to the Rebuild

01

You call or text us

Call or text (815) 585-1750 at any hour. A photo of the damage helps us know what equipment to bring. We answer around the clock, dispatch as fast as we can, and give you a straight answer on timing when you call.

02

We stop the damage

We extract the standing water, pull wet carpet and pad, and move and protect the contents in the affected rooms. Where drywall is soaked, we make a flood cut, removing the wet lower section so the wall cavity can dry. Before any drying equipment is set, you see the daily rates in writing.

03

We dry it and document it

Air movers and dehumidifiers go in sized to the room, with wall cavity drying and HEPA air scrubbers where the job calls for them. We check the equipment and take moisture readings every day, and each piece comes out as soon as the readings show its area is dry. Photos and readings are recorded as we go, and you get copies.

04

We write the rebuild scope while it dries

This is the handoff from drying to rebuild, and it is where a job can sit if nobody owns it. While the equipment runs, we measure what came out and write the rebuild estimate line by line, in the pricing format insurance carriers use. We meet the adjuster at the house if they want, and if the carrier's scope misses something, we explain it and send a supplement. The rebuild is scheduled once the scope is approved, and how long approval takes is up to your carrier.

05

We put the house back

When the readings show dry and the equipment is out, we rebuild: insulation, drywall, paint, trim, doors, flooring and cabinets, plus kitchens and baths when the loss reaches them. One company is responsible from the water coming out to the last coat of paint. Any change to the scope is priced in writing and approved by you before it is done.

Billing and paperwork

How Equipment and Work Are Billed, in Plain Sight

Drying equipment is billed by the day, and you see the daily rate for each piece in writing before we set it up. We check the equipment and take moisture readings every day it runs. When the readings show an area is dry, the equipment in that area comes out, so you are not paying for machines running in a dry room.

The estimate and the invoice are both itemized, so you can see what was done, how much of it, and what each line costs. They are written line by line in the pricing format insurance carriers use, so your adjuster can check them against their own scope. You also get your own copies of the photos, the daily moisture readings and the estimate. They are the record of what happened to your house, and you should not have to ask anyone else for them.

Straight answers

Common Restoration Complaints, Answered Straight

These are the complaints homeowners raise most often about restoration work. Here is how we handle each one. Where we have not made a promise, we tell you the question to ask any restoration company before you sign.

Why did my bill have equipment charges nobody told me about?
With us, the daily rate for every piece of drying equipment is in writing before it is set up, and the invoice is itemized line by line. If any company will not put its equipment rates in writing before setup, ask why before you let the machines in.
How do I know the equipment was needed every day I paid for it?
We check the equipment and take moisture readings every day it runs, and those readings decide when it comes out. You get copies of the readings, so you can match each day on the invoice to a day on the log.
Why won't they give me the moisture logs and photos?
You get copies of the photos, the moisture readings and the estimate from us. They are records of your house, so they go to you, not only to the insurance company.
What happens if insurance pays less than the bill?
We write the estimate in the pricing format carriers use, meet the adjuster at the house if they want, and send a supplement when the carrier's scope misses something. We cannot promise what a carrier will approve. Before you sign with any company, ask in writing what happens to a balance the carrier does not pay, and keep in mind the deductible is yours either way.
The drying crew left weeks ago. Why hasn't the rebuild started?
ONIT Solutions does the drying and the rebuild, and we write the rebuild scope while the equipment is still running, so the estimate is ready when the readings show dry. The start date then depends on carrier approval and materials. If you hire separate companies for drying and rebuild, ask each one who writes the rebuild scope and when.
How do I know it was really dry before they closed the walls?
Our equipment comes out when the moisture readings show dry, not on a set day, and you get copies of those readings. Whoever does your job, ask for the final readings in writing before any drywall goes back up.
Why did they tear out more than seemed necessary?
Everything we remove is on the itemized estimate and in the photos you get. A flood cut takes out the wet lower section of the drywall so the wall cavity can dry, not the whole wall. If any company's tear out looks bigger than the damage, ask to see the readings and photos behind it.
How do I know the mold is really gone?
We contain the area, remove the affected materials, clean and treat what stays, and fix the moisture that caused it. Then we recommend an independent tester confirm it, so the company that did the removal is not the one grading it.
FAQ

Restoration questions

How fast can you get here?
We answer calls and texts at (815) 585-1750 around the clock and dispatch as fast as we can. We do not promise an arrival time we might miss, and we give you a straight answer on timing when you call. The steps at the top of this page are what to do while you wait.
Is it safe to stay in the house?
Often, yes, when the water is clean and limited to a few rooms. Stay out of any area with sewage water, keep kids and pets away from it, and do not use outlets or appliances that got wet. After a fire, wait until the fire department says the house is safe to enter.
How long does drying take?
It depends on what got wet, how long it sat and how the space holds moisture. We do not go by a calendar. We take readings every day, and the equipment comes out when the readings show dry.
Does homeowners insurance cover water damage?
Policies usually address sudden water damage, like a burst pipe or a failed water heater, and usually exclude leaks that went on over time. Every policy is different, so read yours or ask your agent. We cannot promise coverage, but we document the damage with photos and readings, and you get copies.
Am I covered for a sewer backup or a flooded basement?
Sewer or water backup is often a separate endorsement on a homeowners policy, so check whether yours has it. Flooding from surface water coming in from outside is usually covered only by a separate flood policy. Your agent can tell you which applies to your house.
Can I choose my own contractor if my insurer recommends someone?
You can usually choose your own contractor. The carrier may suggest a company, but the house is yours. Check your policy, and tell your adjuster who you have hired.
What is a supplement?
A supplement is a request to the carrier to add work its original scope missed, often something found once wet materials come out. We explain what was missed and why, document it with photos, and send it in. The carrier decides what it approves.
When do I pay the deductible?
The deductible is your share of the claim, and the carrier takes it out of what it pays, so plan on covering that amount. Ask any contractor up front how and when they collect it.
What gets thrown out and what can be saved?
It depends on the water. Clean water from a supply line gives the best chance of drying materials in place. Water from a washer or dishwasher drain usually means more of the soft materials come out. Sewage is the most contaminated category of water: porous materials it touched, like carpet, pad, drywall bottoms and insulation, come out, and hard surfaces are cleaned and treated.
What if I pay out of pocket?
We price it the same way: daily equipment rates in writing before setup, an itemized estimate and an itemized invoice. Text a photo to (815) 585-1750 and we can talk through what the job is likely to need.
