Questions we get a lot

Estimates, pricing, permits, claims and how a job runs.

FAQ

Working with us

Do you charge for estimates?
No. We come out, look at the work, and leave you a written estimate with the scope and price spelled out. There is no charge and no obligation.
How is pricing handled?
Every job gets a written estimate before work starts. The price covers the work listed on it. If you add something, or we open a wall and find a problem nobody could see, that extra work is priced in writing and approved by you before it is done.
Are you insured?
Yes. ONIT Solutions carries liability insurance, and a certificate is available on request before work starts.
Do you pull permits?
Where the town requires one, yes. Structural, electrical, plumbing and deck work in most of our towns is permitted and inspected, and we handle that paperwork as part of the job.
Do you do the whole project, or just one trade?
Both. A lot of our jobs are one thing, like a ceiling repair or a repaint. Remodels that touch framing, drywall, electrical, plumbing and finishes are handled by us as one crew, so there is one person accountable for the result.
What towns do you work in?
The southwest and west suburbs, from Joliet and Plainfield up through Naperville, Downers Grove and the Hinsdale area. If your town is not on our list, ask. The list is who we see most, not a boundary.
Do you handle insurance claims?
Yes. We write the estimate in the format adjusters expect, meet the adjuster on site if needed, and rebuild to pre-loss condition. You deal with us, not a call center.
FAQ

Home Repairs

Is there a minimum for a repair visit?
Short lists are priced from photos and booked as a visit. We will tell you the number before we come. It is usually worth adding the two or three other things you have been meaning to fix to the same trip.
Can you match my existing paint and texture?
Yes. We match the sheen, color and texture so the patch is not the first thing you see. If the wall has not been painted in years, we will tell you honestly whether a patch will blend or the wall needs a coat.
Do you do plumbing and electrical repairs?
The common ones, yes: faucets, toilets, shutoffs, sump pumps, fixtures, outlets and switches. Panel work and new circuits go through our electrical crew.
FAQ

Interior & Exterior Painting

Do I need to move my furniture?
No. We move it to the center of the room, cover it, and put it back. Breakables and anything on the walls are best handled by you.
What paint do you use?
Professional lines from Sherwin-Williams and Benjamin Moore in the sheen the room calls for. The estimate names the product, so you know what is going on the wall.
When can exteriors be painted?
Spring through fall, on dry days above 50 degrees. We schedule exterior work in the window the product needs to cure properly.
FAQ

Drywall & Framing

Can you repair plaster, or does it have to come out?
Most plaster can be repaired and skim coated. We take it out only when the keys have failed and it is loose from the lath.
How long does a ceiling repair take?
Usually two to three visits a day apart: patch, then tape and mud with drying time between coats, then sand, prime and paint.
Do you need a permit to add a wall?
For a non-structural partition, many towns do not. For anything bearing, or anything with new electrical or plumbing in it, yes. We check with the town and handle it.
FAQ

Kitchen Remodeling

How long is a kitchen remodel?
A refresh is a few days. Cabinet replacement in the same layout is usually two to three weeks. A layout change with new electrical and plumbing runs longer, and counters add a week or two of lead time after templating.
Can you take a wall out?
Often. We check whether it is bearing and what is running through it before we price it. If a beam is needed, that goes in the estimate and the permit.
Do you supply the cabinets and counters?
Either way. Some customers order their own; we are happy to install what you choose, or to source and coordinate it as part of the job.
FAQ

Bathroom Remodeling

How long is a bathroom remodel?
A full bath is usually two to three weeks once materials are on hand. A powder room is about a week.
Can you convert a tub to a walk-in shower?
Yes. It is one of the most common jobs we do. The plumbing moves, the floor is rebuilt and waterproofed, and the shower is tiled to your choice.
Will you handle the permit?
Yes. Bathroom remodels with plumbing and electrical changes are permitted and inspected in most of our towns, and we take care of it.
FAQ

Basement Finishing

Does my basement need an egress window?
If the plan includes a bedroom, yes. Code requires an exit from any sleeping room. A rec room, bath or office does not.
What about moisture?
We check before we build. If the slab or walls are wet, that gets fixed first, because finishing over a moisture problem just hides it until it ruins the finish.
Who does the full design and build?
Our ONIT Restoration team handles complete basement projects from design through construction. Repairs, partial finishes and single trades are handled here.
FAQ

Flooring Installation

Can you install over my existing floor?
Sometimes. Luxury vinyl can go over a flat, sound tile or vinyl floor. It cannot go over carpet or a floor that is not flat. We check and tell you.
Do you move appliances and furniture?
Yes, as part of the job, and we reconnect appliances we disconnect.
Is luxury vinyl plank waterproof?
The plank is. The subfloor under it is not, which is why we deal with any moisture before installing it, especially in a basement.
FAQ

Deck & Porch Construction

Do I need a permit for a deck?
In nearly every town we work in, yes, for a new deck or a structural repair. We pull it and schedule the inspections.
Composite or wood?
Composite costs more up front and needs almost no upkeep. Treated wood costs less and needs sealing. We price both if you are deciding.
Can you just replace the boards?
If the frame is sound, yes. We inspect the joists, posts and ledger first. Resurfacing a rotten frame is money wasted.
FAQ

Insurance & Restoration Work

Do you work directly with my insurance company?
Yes. We write the estimate in their format, meet the adjuster, and send supplements if the scope misses something. You stay in the loop at every step.
Do you do the water extraction and drying?
Yes. We extract the water, set and monitor the drying equipment, handle mold where it is needed, and then do the rebuild. Call or text (815) 585-1750 any hour.
What if the carrier's estimate is too low?
We document why and submit a supplement. That is normal on most claims and we do it as part of the job.
FAQ

Floor Coatings

Why is MK a different name?
It is our floor coating brand with its own crew and its own site. ONIT Solutions Inc is the company behind it.
Can I park on it the next day?
No. Foot traffic after 24 hours, vehicles after 72. The vapor barrier needs that time, and it is the reason the floor lasts.
What does a two-car garage cost?
Most run $3,400 to $4,100 installed at $8.50 per square foot. The MK site publishes the full range by garage size.
