Basement walls framed on treated plates and damaged framing rebuilt solid in Warrenville homes. Your house stays clean while we work, with plastic at the doors and the floors covered.
A lot of our framing work starts below grade: basement walls set on pressure-treated bottom plates, soffits boxed around ductwork, and closets framed under the stairs. Above grade we build partition walls, close up openings and repair studs or joists that water or an impact has weakened. Once the framing is right, we hang the board, tape it and finish it to the level the room needs. In a bath or laundry room, moisture-resistant board goes up instead of standard.
We cover Warrenville off I-88 and Route 59, with Butterfield Road and Winfield Road taking us across town. The West Branch of the DuPage River runs through the area, and in any river town it pays to check a basement for moisture before framing goes in. We look at the walls and the slab, ask what the space has seen in a hard rain, and plan the bottom plates and board around what we find. That check costs a lot less than tearing out a finished wall later.

Bottom plates are pressure-treated where they sit on concrete, and the studs stand off the foundation wall instead of tight against it.
Wet or rotted studs, plates and sheathing get cut out and replaced once the area is dry, so new drywall has solid wood behind it.
Soffits get framed square around ducts, pipes and beams, then wrapped in board and finished with clean corners.
Bathrooms, laundry rooms and other damp spaces get moisture-resistant drywall in place of standard board.
After a leak we take down the damaged section, confirm the source is fixed, and finish the new board so the ceiling reads as one surface.
Dust gets vacuumed off walls, sills and floors, and the plastic comes down last, so the painter starts in a clean room.
Every job starts with a free visit and a written estimate listing the framing, the drywall, the finish and how we will contain dust. Anything we find behind a wall that changes the work, like a soft stud or old water staining on the sheathing, gets priced in writing and approved by you before we touch it. Where a basement wall gets new outlets or the framing change is structural, we pull the city permit and schedule the inspections. When the last coat is sanded, we walk the space with you and fix what you flag.
