Warrenville basements finished on a dry foundation, with the sump and drainage sorted out before any wall goes up.
A basement only stays finished if it stays dry, so the first visit is about water. We check the walls and floor, run the sump, look at where the discharge goes, and handle any drainage or sump work before anything is covered. From there it is treated-plate framing, insulation, wiring, plumbing rough-in for a bath or wet bar if you want one, and the drywall, ceiling, floor, doors, trim and paint that finish it. If you want the full design-and-build treatment, that runs under ONIT Restoration, the same company's basement brand with a crew that does basements all day, and ONIT Solutions handles finished-basement repairs, partial finishes and single trades such as framing or drywall.
Warrenville is on our regular route, with I-88 and Route 59 bringing us in and Butterfield and Winfield Roads getting us to the house. The West Branch of the DuPage River runs through town, and if your lot sits low toward the river, groundwater deserves a hard look before a basement gets finished. That means a sump sized for the water it actually moves, a discharge that carries water away from the foundation, and a battery backup worth considering. We would rather spend a visit on that than come back to cut out wet drywall.

We run the pump, look at the pit and follow the discharge line outside, and fix what needs fixing before framing.
If the pit cycles often, we talk through a backup pump so a power outage does not flood the new room.
Every bottom plate on the slab is pressure treated, and walls are laid out to leave the sump lid and cleanouts reachable.
Foundation walls get insulation suited to concrete, so the room holds heat and the wall behind it stays dry.
New circuits, outlets and lighting go in, plus plumbing rough-in when a bathroom or wet bar is in the plan.
A bedroom gets a code egress window, then drywall, ceilings, flooring, doors, trim and paint close out the job.
Our estimate is free, done on site, and written out phase by phase so you know what happens first and what it costs. Water work comes first on the schedule, then framing and rough-in, then inspections, then finishes. If we open something up and find a problem, you see it, you get a written price, and you decide before we touch it. When the last coat of paint is dry, we walk the basement with you and take care of anything on your list.
