Stand on a Lockport bathroom floor that feels solid, with tile that will not crack because the floor under it moves. We fix the framing, subfloor and plumbing before any finish goes in.
Tile is only as good as the floor under it, and a bathroom floor takes more water and weight than most. When we remodel, we pull the old flooring, check the subfloor and joists for soft spots and bounce, and replace or reinforce what needs it. Then the shower goes in over a continuous waterproofing membrane, sloped to the drain and water tested, and the floor tile goes down on a flat, stiff base. The vanity, toilet, fixtures, drywall, trim and paint follow, all done by our crew with the plumbing and electrical in the same job.
We cover Lockport in Will County, coming in on Route 7, Route 171, State Street and Farrell Road, including the streets around downtown Lockport and along the I&M Canal. Where an older Lockport house has a bathroom floor that dips or a toilet that rocks, the cause is usually a long-term leak at the wax ring or tub that softened the subfloor, or a joist that was notched for a drain line at some point. We open it up, sister or replace the damaged framing and lay new subfloor before the tile. If the floor is out of level because the house has settled rather than because of rot, we tell you what can be corrected inside the bathroom and what cannot.

Soft or delaminated subfloor is cut out and replaced, glued and screwed to the joists.
Notched or water-damaged joists are sistered or replaced so the floor stops moving.
Floor tile goes over an underlayment made for tile, so the grout lines do not crack.
A continuous membrane covers the walls and pan, sloped to the drain and flood tested.
A new flange is fastened to sound subfloor, with a new seal and a toilet that sits solid.
The vanity and fixtures are installed and tested, base and casing are reset and the walls are painted.
We walk the bathroom, check for soft spots around the toilet and tub and look at the framing from below if there is a basement. The free estimate puts the known repairs and the finish work in writing and flags what we cannot see until the floor is up. Once demo opens the floor, any added framing or subfloor work gets priced in writing and waits for your approval. Inspections are scheduled where the permit calls for them, and we finish by walking the room with you and running each fixture.
