Sometimes the basement is already finished, just not well, or not anymore: paneling from a past owner, stained ceiling tiles, carpet that held water once. Either way we pull the old finishes, check the walls behind them for moisture, and fix any drainage or sump problem before anything new goes on.
Lockport is on our regular route on Route 7, Route 171, State Street and Farrell Road, with the I&M Canal running along downtown. When we pull old paneling or drywall, we look at the bottom plate first, since wood that sat on bare concrete may be soft, and it gets replaced with treated lumber. If your Lockport house is older and the ceiling has pipes and wires running every direction, we plan around access to the shutoffs before choosing drywall or a drop ceiling. We also look for old wiring run behind paneling without boxes, because new walls need it brought up to code.
Old paneling, ceiling tile, drywall and flooring come out, and the space is cleaned before we rebuild.
Once the walls are open we test the foundation and fix drainage or sump problems first.
Soft or rotted bottom plates are replaced with treated lumber, and framing is squared up for new drywall.
Old splices and loose runs are put in boxes, and new outlets and lighting go in to code.
Outside walls get insulated, then new drywall is hung, taped and finished.
We put down flooring rated for a basement slab, hang new doors and trim, and paint.
On the first visit we look at the existing finishes, check for signs of past water and talk about what you want the space to be. The estimate is free and written, with tear-out, repairs and new finishes priced separately. Old basements hide things, so when we find a problem behind the paneling, you get the price in writing and decide before we fix it. We pull the permit when the work calls for one and book the inspections. At the end we walk the finished room with you and check every switch and door.
