Our basement work begins below the finishes, with the concrete. We check the walls and slab for moisture, test the sump and fix any drainage problem before framing. The crew then frames on pressure-treated bottom plates, insulates, runs electrical and any plumbing for a bath or wet bar, and gets each stage inspected. We close it out with drywall, ceilings, flooring, doors, trim and paint. We cover Lemont off I-355 and Route 171, along Lemont Road and State Street, in Cook County. The town is built on hills and bluffs above the Des Plaines River and the I&M Canal. If your house sits on a slope with a walkout, the basement has one wall at grade, usually with a door and windows, and the opposite wall buried full height. Those two walls handle water and cold differently, so we insulate and seal each one for its own conditions, and we check the grading and the door threshold on the open side.

We start with a free walk of the lower level and a written estimate that names every phase and what it includes. If we open something up and find a problem, like water staining under an old wall, we put the fix in writing and wait for your approval. The permit gets pulled and the schedule follows the inspections, so you know which days we are in the house. Once the paint is dry, we walk the space with you and close out your punch list.
