Finish the part of the basement you want to use and keep the laundry and mechanicals open where they work best. Joliet is on our regular route.
Not every basement needs every square foot finished. Sometimes the right plan is one good room, a dry stairwell and a clean laundry area. That kind of partial finish is work ONIT Solutions does directly, along with framing, drywall and repairs to a basement that is already finished, while a full design-and-build basement goes through ONIT Restoration, the same company with a crew that does basements all day. Whichever way it runs, the moisture check comes first, and any drainage or sump work gets done before a wall goes up.
We cover Joliet off I-80 and I-55, and work across town on Route 30, Route 53, Jefferson Street and Larkin Avenue. Where an older Joliet house has a block or stone foundation, the wall itself can pass moisture even when nothing is leaking, so we test it, seal what needs sealing and keep the framing off the wall on treated plates. Low beams and pipes overhead decide what the ceiling can be, and sometimes a drop ceiling that keeps the shutoffs reachable is a better call than drywall. We sort that out on the walk, before the estimate is written.

We test block, stone or poured walls and the slab, then handle drainage, sealing or sump work first.
We frame only the rooms you want and leave the laundry, furnace and water heater area open and serviceable.
Treated bottom plates sit on the slab, and studs stand off the foundation so air and insulation fit behind them.
Insulation goes on the outside walls, and new outlets, switches and lights go in on their own circuits where needed.
We hang drywall where the ceiling is clear and set a drop ceiling where valves and junctions need to stay reachable.
Walls are hung and finished, flooring goes down over the slab, and doors, trim and paint finish the room.
We look at the foundation and the slab first, then talk through which part of the basement you want finished. You get a written estimate with the moisture work, the framing and the finishes broken out, so you can decide how much to do now. If a wall comes open and shows something hidden, we price the fix in writing before any of it is done. We pull the permit, book the inspections and work the days we told you. The job ends with you and the crew walking the space and checking every door, outlet and light.
