Turn a closed-off Villa Park kitchen into one that opens to the living space, with the wall, the wiring and the floor handled under one estimate.
A closed kitchen can often be opened into the dining or living room, but the wall has to be understood before it comes out. We check whether it is bearing and what runs through it, which may include a plumbing vent, a duct or a circuit feeding the next room. Once the plan is set, we frame any beam, relocate the plumbing and electrical, finish the drywall and run new flooring through both spaces. Cabinets, an island if the room allows, tile, trim and paint all go on the same written estimate.
Villa Park is on our regular route, reached on Route 83, St. Charles Road, Roosevelt Road and North Avenue, with the Illinois Prairie Path running through town. It is a DuPage County village between Lombard and Elmhurst. If the wall you want gone has a vent stack in it, the vent has to be rerouted, not capped, or the drains will gurgle and the sink will empty slowly. We find that out on the estimate visit by checking the roof and the basement, so the price includes the reroute from the start.

We check joist direction, what bears on the wall and what runs through it before we price removal.
Plumbing vents, heating ducts and returns in the wall are moved into the remaining framing.
A bearing wall gets a beam and posts sized for the load, carried down to solid bearing below.
New flooring runs through the old wall line so the kitchen and the next room read as one space.
If the opened room allows it, we set an island with power and, where planned, a sink drain.
Where the wall met the ceiling and side walls, we patch and finish the drywall flush.
Our estimate visit covers the wall from three sides: the attic, the basement and the two rooms it divides. The written estimate then breaks out structure, rough-in and finish so you can see what each part costs, and demo goes on the calendar once you approve it. Should the open wall expose something that changes the plan, you get a written price and we hold until you say yes. On the final day we walk both rooms with you.
Send a photo of the wall to (815) 585-1750 and we will come look at it from every side.
