A Villa Park deck that stays attached to your house, with the ledger flashed and bolted so water stays out of the wall and the deck stays put.
Most deck failures start at the ledger, the board that fastens the deck to the house. When it was nailed on instead of bolted, or never flashed, water gets behind it, rots the house rim and loosens the connection over time. On a new deck we flash over the ledger and fasten it with proper structural bolts or lags into the house framing. On an existing deck, a wrong ledger gets fixed before anything else, even if you only called about the boards.
We cover Villa Park off Route 83, Roosevelt Road, St. Charles Road and North Avenue, with the Illinois Prairie Path running through the village. It is a DuPage County village next to Lombard and Elmhurst. If your siding runs down to where the deck attaches, we take the siding off at the ledger line so the flashing goes behind it the right way. Flashing tucked under siding sheds water, while flashing caulked on top of it eventually lets water in.

We check how the existing ledger is fastened, whether it is flashed and whether the house rim behind it is dry.
With the deck supported, a bad ledger comes off, rotted rim gets repaired and a new one goes on flashed and bolted.
Siding comes off at the ledger so the flashing laps behind it and sheds water away from the house.
Treated lumber or composite decks go on footings below frost, framed from the house out.
Rotted members are replaced once the ledger connection is right.
Everything is built to current code with even risers and posts that do not move.
We come out for a free estimate and look at the ledger and the house wall behind it before we talk about anything else. The written scope lists the ledger work, the framing and the decking as separate lines. If we pull the ledger and find rot in the house rim, that repair is priced in writing and waits for your approval. We pull the village permit, schedule the inspections and walk the deck with you at the end.
