A Warrenville garage or basement floor that stays bonded to the concrete, because moisture gets blocked at the base coat instead of pushing the floor up.
We install polyaspartic flake floors with our MK Concrete Coatings crew, and the order of the steps is what makes them last. The slab gets a diamond grind first, since acid etching does not open concrete the same way and we never use it. After crack and pit repair, the moisture vapor barrier epoxy base goes on, flake goes into it wet until it refuses more, and the floor is scraped. A polyaspartic top coat seals it against hot tires, road salt and UV.
Warrenville is on our regular route, off I-88 and Route 59, with Butterfield Road and Winfield Road taking us across this DuPage County city. The West Branch of the DuPage River runs through town, and if your lot sits on the lower ground near it, your slab may carry more moisture than one on higher ground. Concrete moves that moisture upward as vapor, and a coating laid straight on bare concrete can blister or let go when it does. That is the reason the vapor barrier base is never optional on our floors, in a basement or a garage.

Grinding takes off the top skin of the concrete and any old sealer so the base can soak in and lock on.
We repair cracks and surface pits and grind the patches level with the rest of the floor.
This base coat stops vapor coming up through the slab, the step that keeps the floor from lifting later.
Flake is thrown into the wet base by hand until the base is completely buried.
We scrape off any loose chips so the surface feels even and the top coat goes on clean.
The top coat is the wear layer, and it resists hot tires, road salt and UV.
The estimate is free and done at your house, where we look at the slab, measure it and set cured flake samples down on it. You get a written scope at $8.50 per square foot, with a $2,000 minimum. If we find something after the grind that changes the job, such as a crack wider than it looked, you get a written price and decide before we go further. We work the days we booked and walk the floor with you at the end.
Call or text (815) 585-1750, and we will look over your slab, show you flake colors and write up the price.
