Get a Montgomery garage floor with a 10-year written workmanship warranty, installed the long way so we can stand behind it.
We put a 10-year workmanship warranty in writing on every floor our MK Concrete Coatings crew installs, and the process is what lets us do that. The slab gets a diamond grind and repairs to its cracks and pits. Then a moisture vapor barrier epoxy base goes down, flake is broadcast into it to full refusal, and the cured floor is scraped and cleaned. A polyaspartic top coat finishes it against hot tires, road salt and UV.
Montgomery is on our regular route on Route 30, Route 31 and Orchard Road, on both sides of the Fox River in Kane and Kendall counties. Garages around here take road salt and brine all winter, and that is the test a garage floor has to pass year after year. A warranty only means something if the floor is built to last that long, which is why we will not skip the vapor barrier or swap the grind for an acid wash. If your Montgomery garage floor is still bare concrete, the sooner it is sealed, the fewer winters the salt gets to work on it.

Diamond tooling opens the concrete so the base can bond into it.
We fill and grind damage before coating rather than covering it up.
An epoxy base that stops slab moisture, the step one-day installers skip.
We cover the wet base completely, then scrape the cured floor smooth.
The top coat that takes hot tires, salt and sun.
Ten years on our workmanship, on paper, handed to you at the end.
The estimate is free, on site and in writing, and we bring cured flake samples with us. We measure the floor and price it at $8.50 per square foot with a $2,000 minimum. If we hit something under the surface that needs more work, you see it and approve a written price before we keep going. When we finish, we walk the floor with you and hand over the warranty.
