Exterior paint that stays on the wall because the house was washed and dried before we primed it. Our crew paints La Grange Park siding, trim and doors from spring to fall.
Every exterior job we take starts with washing the house, since paint laid over dirt and mildew lets go within a season or two. After the siding dries we scrape loose paint, sand the edges flat and prime any bare wood. Rotted trim boards come out and new ones go in, primed on all sides. Then the caulk at open joints gets renewed and the finish coats go on siding, trim, soffit and doors.
La Grange Park is on our regular route, reached by I-294 and 31st Street or up La Grange Road and Ogden Avenue. If your lot is shaded by big trees, the north wall and the trim under the eaves stay damp longer than the sunny side, and that is where mildew shows first. We give those walls extra time to dry after washing before any primer touches them. Where a side yard is narrow, we plan ladder spots ahead so nothing lands in your neighbor's flower bed.

Siding, trim and soffit washed to lift dirt and mildew, then left to dry before scraping starts.
Loose and flaking paint scraped off and the edges sanded down so they do not show through the new coat.
Any wood the scraper exposes gets primer before finish paint, so the topcoat has something to grip.
Soft sills, corner boards and fascia replaced with new stock instead of filled and painted over.
Old, cracked caulk pulled at open joints around windows, doors and trim, and fresh caulk run in.
Drop cloths over plantings, walks and the driveway, and paint chips picked up at the end of each day.
We walk all four sides of the house with you, then send a written estimate that lists each surface, the prep it needs, the product and the number of coats. If a board we planned to paint turns out rotted when we scrape it, we show you and price the replacement in writing before we do it. Exterior days are booked from spring to fall on dry days above 50 degrees, and we move a date only for weather. When the last coat is dry we walk the house with you and touch up anything you point out.
