A Bolingbrook bathroom that clears its own steam keeps the paint, the ceiling and the attic above it in good shape. We remodel the whole room, fan and ductwork included.
Every bathroom remodel we do deals with two kinds of water: the water from the shower and the steam that hangs in the air after it. For the shower, a continuous waterproofing membrane goes over the walls and the pan, the pan slopes to the drain, and we fill it and let it sit before tile goes down. For the steam, the exhaust fan gets ducted to the outside through a damper, never into the attic. The rest of the job, from tile to vanity to drywall and paint, is done by the same crew.
We cover Bolingbrook from I-55 and Route 53, with Boughton Road, Weber Road and Veterans Parkway getting us to most streets in the village. If your Bolingbrook bathroom fan was ducted into the attic, or not ducted at all, the warm air condenses on the roof deck in a Will County winter and can show up as frost, staining or soft sheathing. We check the attic above the bath during the estimate, and the new fan runs to a roof cap or wall cap through insulated duct. Where the bath sits right under the roof, that duct run tends to be short and straight, which helps the fan do its job.

A fan sized for the room, insulated duct through the attic, and a roof or wall cap with a damper.
We look for staining or damp insulation from an old fan and price any repair in writing.
A continuous membrane goes on the walls and pan, sloped to the drain and water tested before tile.
Floor and wall tile is laid out from the center of the room, with flexible sealant in the corners where grout would crack.
We install the new vanity, top, sink, faucet and toilet and check each one for leaks.
The ceiling and walls get a moisture-resistant paint over patched and primed drywall.
We walk the bathroom and the attic above it, then write a free estimate that lists the layout, the fan and duct route, the tile areas and the fixtures. Materials get ordered, and the start date is set once they are on hand. Anything that turns up behind the walls or in the attic gets priced in writing and approved by you before we touch it. When the room is done, we run the fan, the shower and every faucet with you and test the GFCI outlets.
