Turn the lower level into a guest suite with its own bath, framed and plumbed the way the inspection expects. We work in Naperville every week.
If a basement bath is on your list, it has to be decided before the framing, because the drain lines go in first. Where the fixtures sit below the sewer line, a bath needs an ejector pit, and we lay it out with you on the floor before anything is cut. Ahead of that we check the walls and slab for moisture and handle any drainage or sump work. A full design-and-build basement runs under ONIT Restoration, our own brand with a crew that does basements all day, and ONIT Solutions handles partial finishes, single trades and repairs to a basement that is already done.
Naperville is on our regular route along Route 59, 75th Street and Ogden Avenue, and off I-88 on the north end. The city sits in both DuPage and Will counties, and the permit goes through the city of Naperville either way. If your lot is close to the DuPage River or sits low on the block, we take extra time on the moisture check, looking for staining, efflorescence and how often the sump has been running. A dry wall in October can be a wet one in April, so we ask about the spring before we price the finish.

We check the walls, the slab and the sump history, and any drainage or pump work happens before framing starts.
Drain, vent and supply lines go in where you planned the fixtures, with an ejector pit when the drains sit below the sewer.
Every bottom plate on concrete is pressure treated, and the walls are laid out to leave the furnace and water heater their required clearance.
Foundation walls are insulated, and new circuits, outlets and lighting are run and inspected.
A bedroom gets a code egress window with a proper well, cut into the foundation and sealed.
Drywall, ceilings, flooring, doors, trim and paint finish the rooms.
The estimate starts on site with a moisture check and a walk of every room you want, and it costs you nothing. You get a written scope that separates the water work, the rough-in and the finishes. Anything that turns up once a wall is open gets priced in writing, and nothing happens until you approve it. We schedule around the city's rough and final inspections and tell you which days the crew will be there. The last step is a walkthrough with you, running every fixture and flipping every switch.
