Floor Coatings in Wood Dale

A Wood Dale garage floor built with every step in place, including the vapor barrier base that one-day installs leave out to save time.

Why our Wood Dale floor coatings take more than a day

Our MK Concrete Coatings crew installs polyaspartic flake floors for garages, basements and shops, and we do not sell one-day coatings. To fit into a single day, those systems usually drop the moisture vapor barrier base and coat almost straight onto the concrete. Our floors get a diamond grind, crack and pit repair, the vapor barrier epoxy base, flake broadcast to full refusal, a scrape, and then the polyaspartic top coat. Each layer has a job, and skipping one is where floors start to peel.

Wood Dale is on our regular route, reached on Route 83 and Irving Park Road, with Thorndale Avenue and Wood Dale Road getting us through the city. It is in DuPage County, and garages here take road salt and brine all winter like the rest of the area. Salt water sitting on a coating finds any spot where the bond is weak, and moisture rising through the slab works on the same spot from underneath. A floor that only had a day of work has fewer defenses on both sides.

Every step in a Wood Dale coating

Step one, the grind

Diamond tooling opens the concrete and removes sealers so the base can bond, and we never acid etch.

Step two, repairs

Cracks and pits get filled and ground flush with the slab.

Step three, the vapor barrier

The epoxy base blocks moisture from below, the layer single-day jobs tend to drop.

Step four, flake

We broadcast flake into the wet base to full refusal.

Step five, the scrape

Excess and loose flake is scraped off so the surface is even.

Step six, the top coat

Polyaspartic resists hot tires, road salt and UV, and it seals the whole floor.

How the Wood Dale job is scheduled

We set up a free estimate, measure the floor and bring cured flake samples so you choose a color in person. The written scope lists the six steps and the price at $8.50 per square foot, with a $2,000 minimum. If the grind shows something we did not expect, we write up the cost and wait for your approval. We give you the work days and the cure days in writing, then finish with a walkthrough.

FAQ

Floor Coatings in Wood Dale: questions

Why not do the whole floor in one day?
A one-day schedule leaves no room for a vapor barrier base, so moisture coming up through the slab can work under the coating over time. We would rather build the floor the long way and put a 10-year workmanship warranty on it in writing.
Do you do floors near Wood Dale?
We do. Itasca, Addison and Elmhurst are on our route.
Does Wood Dale require a permit for a floor coating?
Generally not for coating an existing slab. We check with the city before we put you on the schedule, and if a permit is required, we pull it.
When can I use the garage again?
Walk on it after 24 hours. Cars stay out for 72 hours so the top coat is ready for them.
What is the price?
It is $8.50 per square foot with a $2,000 minimum. Call or text (815) 585-1750 and we will measure and write it up.
