Pull off I-290 into your Itasca garage on hot tires without the floor lifting, thanks to a polyaspartic top coat over a base bonded to diamond-ground concrete.
We put down polyaspartic flake floors in garages, basements and shops, installed by our MK Concrete Coatings crew. The slab is diamond ground, never acid etched, so the base bonds into the concrete and not just onto it. After crack and pit repair, a moisture vapor barrier epoxy base goes down, flake is broadcast into it to full refusal, and the excess is scraped off. The polyaspartic top coat over it resists hot tires, road salt and UV.
Itasca is on our regular route, reached on I-290 and Route 53, with Irving Park Road and Thorndale Avenue getting us around the village. Tires heat up on a highway run, and a car parked on a weak coating can soften it and pull it off the floor in patches, which installers call hot tire pickup. That failure usually starts where the bond to the concrete was poor, so the grind and the base matter as much as the top coat. Itasca is in DuPage County, and its winter brine adds another load on the same floor.

We grind the slab so the base soaks into open concrete, the bond hot tires test every time you park.
Cracks and pits are filled and leveled so the coating has no weak spots to start from.
An epoxy base that keeps moisture from pushing up and breaking the bond from below.
Flake covers the base completely, so there are no thin areas in the system.
We scrape the broadcast once it sets up, knocking off loose chips before the clear coat goes on.
Polyaspartic resists hot tires, road salt and UV, and it is the layer your car actually touches.
Our estimate is free and on site, and we bring cured flake samples you can set right where your car parks. The written scope covers every step, priced at $8.50 per square foot with a $2,000 minimum. If something comes up after the grind, it is priced in writing and you approve it first. We keep to the days on the schedule and walk the finished floor with you.
