Floor Coatings in Naperville

Turn a cold, dusty Naperville basement or garage slab into a sealed flake floor you can mop, built on a vapor barrier so it stays put.

Flake floor coatings for Naperville garages, basements and shops

A polyaspartic flake floor is a coating system built in layers, and each layer has a job. Our MK Concrete Coatings crew grinds the slab with diamonds, repairs cracks and pits, and puts down an epoxy base that stops moisture vapor from coming up through the concrete. Flake goes into that base while it is wet, as much as it will hold, and the floor gets scraped smooth once it cures. A polyaspartic top coat seals it against hot tires, road salt and UV.

We cover Naperville on both sides of the DuPage and Will county line, from Ogden Avenue and I-88 down Route 59 and 75th Street. If your Naperville basement is a bare slab you want to use as a gym or a workroom, moisture is the first thing we check. A basement slab sits in the ground and vapor moves up through it all year, which is why paint and thin coatings on basement floors tend to bubble and peel. The vapor barrier base is the layer that handles that, and it is the reason we will not skip it.

What a Naperville flake floor includes

Moisture check on the slab

We look the slab over for signs of moisture before we price the job, since basement floors carry vapor up from the ground.

Ground with diamonds

Diamond tooling cuts the top layer off the concrete so the base has a fresh surface to bond to.

Repairs before coating

Cracks and pits are filled and leveled so they do not show through the finished floor.

Vapor barrier epoxy

The base coat that keeps moisture from pushing the system off the slab.

Full flake broadcast

Chips go down by hand into the wet base until it is fully covered and will not take more.

Polyaspartic finish

The clear top layer that handles hot tires, salt and sunlight without yellowing.

How we run a Naperville floor coating

The estimate is free and happens at your house, with cured flake samples in hand so you can see the chips next to your walls and trim. We measure the floor, note every crack, and write up the scope at $8.50 per square foot with a $2,000 minimum. Any repair that turns up during grinding gets priced in writing, and nothing extra happens until you approve it. On the last day we walk the finished floor together, and you get the 10-year workmanship warranty in writing.

FAQ

Floor Coatings in Naperville: questions

Can you coat a basement floor, not just a garage?
Yes. The vapor barrier base is built for the moisture a below-grade slab carries, so a basement takes the same system as a garage. We look at the slab at the estimate before we commit to it.
Why is this not a one-day job?
Because the moisture vapor barrier base needs to cure before we scrape and top coat, and one-day installers skip that layer to save time. Skipping it is how coatings end up lifting. We put the install days on the estimate.
Do I need a permit from the city of Naperville to coat my floor?
Coating an existing floor usually does not need one. If your job includes other work the city requires a permit for, we pull it and schedule the inspection.
What towns around Naperville do you cover?
We also install floor coatings in Lisle, Warrenville, Wheaton and Aurora.
How do I set up an estimate?
Call or text (815) 585-1750. Tell us the room and roughly how big it is, and we will bring the flake samples out to you.
