A Romeoville ceiling with no brown ring and no sag, once the leak above it is fixed. We replace what went soft, seal what stained and paint it so you stop looking up at it.
Ceilings take the worst of a leak because water sits on top of the board until it finds a way through. Board that is soft, sagging or crumbling gets cut out back to the nearest framing and replaced with new drywall screwed to the joists. Board that only stained gets a stain-blocking primer, because regular paint lets the ring bleed back through. The new section is taped, finished in three coats, sanded and painted, along with the rest of the ceiling where that is needed. Walls get the same care, whether the problem is a hole, a crack, a popped screw or a damaged corner.
We cover Romeoville from I-55 and Route 53, along Weber Road and 135th Street and over toward the Des Plaines River. The rule we hold to on any leak repair is that the source gets fixed first, whether it is a toilet seal, a shower valve or roof flashing. If we patch a ceiling under a leak that is still dripping, you pay for it twice. If you are not sure the leak is done, we look for it before we quote and tell you plainly what it needs.

Soft board cut out to the joists and replaced with new drywall.
Sealed with a stain-blocking primer after the leak is fixed, then painted.
Re-taped and finished instead of caulked or painted over.
Cut back, backed or re-boarded, taped and finished in three coats.
Reset, refastened and covered with fresh compound.
Repairs painted, or the whole ceiling rolled when the stain covers a wide area.
We check that the leak is stopped, measure the damage and leave a free written estimate that lists what gets cut out, what gets sealed and what gets painted. If the open ceiling shows wet insulation or a damaged joist, we stop and price that in writing before we go further. Floors and furniture under the work are covered, and dust stays behind plastic. We finish with a walkthrough, looking up at the ceiling with you from the spot where you first noticed the stain.
Once the leak is fixed, call or text (815) 585-1750. We will look at the ceiling and write up exactly what comes out and what gets sealed.
