Get the ceiling under that roof or upstairs leak back to sound and smooth in your Willow Springs home, with the wet board out and the framing checked before anything is closed up.
A ceiling stain is usually the visible end of a bigger problem: roof flashing, a toilet wax ring or a shower valve that has been leaking into the cavity. Once the source is fixed, we cut the drywall back past the wet area, pull soaked insulation and check the joists and studs with a moisture meter. Framing that has softened or split gets sistered or replaced, and the cavity stays open until it reads dry. Then new board goes up and is finished to match the rest of the ceiling.
Willow Springs is on our regular route, off I-294 and along Archer Avenue and Willow Springs Road. It is a Cook County village along the Des Plaines River, with forest preserves beside the river and plenty of wooded lots. Tall trees over a roof mean more leaves in the gutters and more chances for water to back up under the shingles at the eaves, which tends to show up as stains along the outside edges of a ceiling. We look at where the stain sits and tell you what it points to before we open anything.

We cut the ceiling or wall back to dry material and bag the debris out of the house.
Joists and studs are checked with a moisture meter, and any that are soft or split get sistered or replaced.
Soaked insulation comes out and new insulation goes in before the cavity is closed.
New board is fastened to the joists, taped and finished, and textured to match where the ceiling has texture.
Repaired areas and any faint stains around them get a stain-blocking primer so nothing bleeds through the paint.
Under bathrooms and in laundry areas, we use moisture-resistant board when replacing ceilings and walls.
First we confirm the leak itself has been fixed, then we look at the damage and write up a scope covering removal, any framing repair and the new finish. If cutting the ceiling open shows more damage than the stain suggested, we price the extra in writing and wait for your approval. We hang plastic at the room's doorway and cover the floor and anything that cannot move. The job is booked around drying time between coats, and we walk the repaired ceiling with you at the end.
Once the leak is stopped, call or text (815) 585-1750 and we will come look at the ceiling and write up the repair.
