Ceiling stains gone, sagging board replaced and the texture matched so the repair stops showing. Bolingbrook is on our weekly route.
A leak from an upstairs bathroom or the roof leaves a stain, then soft board, then a ceiling that sags. Once the leak is fixed and the area is dry, we cut out the damaged section back to solid framing, check the joists, and hang new board. The seams get taped and finished, and the patch gets the same texture or flat finish as the rest of the ceiling. The same crew frames walls, closets and bulkheads when the job calls for new construction instead of repair.
Bolingbrook is on our weekly route, with I-55 running through town and Route 53, Boughton Road, Weber Road and Veterans Parkway getting us to the house. In any house, the ceilings under bathrooms and laundry rooms take the most water, because a slow drip can run for months before it shows. Townhomes are common in this part of Will County alongside single-family houses, and in a townhome the water may start next door. We find where it came from before we close anything up, so the new ceiling does not stain again.

Stained, soft or sagging board is cut back to sound framing and replaced with new drywall.
Knockdown, orange peel or flat, we match the existing ceiling so the patch does not stand out.
While the ceiling is open we look for wet or damaged framing and repair it before closing up.
Bathrooms and laundry rooms get moisture-resistant drywall where it belongs.
We frame new walls, closets and soffits around ductwork and finish them ready for paint.
Plastic comes down, floors get vacuumed and the room is left ready for primer.
Text us a photo, then we visit to see where the damage ends and write it up with a price. If the leak is still active, it has to be fixed first, since new board over a wet joist fails again. Anything we find once the ceiling is open, like rotted framing, gets priced in writing and approved by you before we do it. Repairs can be same-day when the schedule allows, and larger jobs get set days on the calendar.
