Call or text (815) 585-1750 any hour the ceiling in your Westmont house starts dripping. We open what is wet, dry the framing and close it back up.
A leak from an upstairs bathroom does most of its damage where you cannot see it, in the ceiling cavity and the framing between floors. Restoration starts by finding how much got wet, then removing what will not dry, extracting what we can and setting drying equipment for the space. We monitor that equipment every day and take it out once the readings come back dry. ONIT Solutions then rebuilds the ceiling, walls and finishes, so the house is not left half done.
Westmont is on our regular route, worked off Ogden Avenue, Route 83, Cass Avenue and 55th Street, with the Metra station in the mix. If your bathroom sits over the kitchen or living room, a toilet supply line or a tub overflow will show up as a stain or a drip on the ceiling below. Water can also run along a joist and come out a few feet from where it started, sometimes through a light fixture. We trace it with a meter, open the ceiling where the readings tell us, dry the joists and subfloor from below, and close it with new drywall.

We follow the water with a moisture meter so we open the ceiling where it is wet, not just under the stain.
Wet ceiling drywall comes down, and air movers and dehumidifiers dry the joists and the subfloor above.
Furniture and counters under the leak are moved or covered before any ceiling comes down.
Any water that reached the floor is extracted, and wet rugs are lifted.
Before the ceiling is closed, the dried framing is treated with antimicrobial.
New drywall goes up, gets taped and finished to match the existing ceiling, then primed and painted.
On the first visit we photograph the stain and the wet areas, take readings, and give you the equipment plan and its daily rates in writing. Drying starts once you approve it. Meanwhile we write an itemized estimate for the ceiling and finish work, with copies for you and your carrier. Anything we find above the drywall that needs more work, like a damaged joist, is priced and approved in writing before we fix it, and once the rebuild is done we walk it with you.
A picture of the ceiling stain helps us plan, so text one to (815) 585-1750 or call us whenever the drip starts.
