Keep a hillside house dry, tight and working the way it should. We cover Lemont and price every repair on your list in writing.
A repair list is what we build our home repair work around. You tell us everything that bugs you about the house, from the toilet that runs at night to the gap under the back door, and we write it up item by item. When the list is short, photos texted to us can be enough for a price. When it is long, we come out, look at each item, and leave an itemized estimate in writing.
We come into Lemont off I-355 and work along Route 171, Lemont Road and State Street downtown. The town sits on bluffs above the Des Plaines River and the I&M Canal. On a sloped lot, rainwater heads for the house, so the sump pump and its discharge line carry more weight here than on level ground. Outdoor steps on a grade also take a beating, and we replace loose treads and soft stringers as part of the list.

We replace failing pumps and extend or reroute the discharge so the water lands well away from the foundation.
Loose or split treads on deck and yard stairs get pulled and replaced, and wobbly stringers get secured.
Basement bathroom ejector pumps get replaced, and a battery backup goes in on the sump side.
Cracks and holes in plaster or drywall get cut back, patched and finished smooth.
We adjust or rehang doors, replace weatherstrip and set new door sweeps to close the gaps.
Stained or split caulk comes out, the joint gets cleaned and dried, and fresh caulk goes in.
Every job starts with a free estimate in writing, whether it comes from photos or a visit. If opening a wall or pulling a tread shows us damage you did not list, we stop and price it, and you approve it before we go on. We schedule the day, cover the floors and contain the dust, and when the work is done we go down the list with you item by item.
