Ceilings repaired after a leak so the stain and the patch are both gone. We fix drywall and framing in Bloomingdale homes and keep the dust inside plastic.
When water comes through a ceiling, the stain is the part you see and the wet board is the part that matters. We cut out the damaged section back to dry board, check the joists and insulation above it, and set new drywall once the leak itself is fixed. The patch is taped, coated and textured to match, then primed so the stain cannot bleed through. The same care goes into walls, new partitions and closets, all framed and finished by our crew.
We work in Bloomingdale every week, coming in on Lake Street, Army Trail Road, Bloomingdale Road and Gary Avenue. Two-story houses are common in this part of DuPage County, and that puts upstairs bathrooms right over first-floor ceilings. A slow leak from a tub drain or toilet seal often shows up as a ring below before anyone notices it upstairs. We can open the ceiling, find the source and tell you what needs fixing before we close it back up.

Wet, stained or sagging drywall comes out to sound edges, and new board is screwed to the joists.
Knockdown, orange peel or flat, the patch gets finished and textured to blend with the rest of the ceiling.
Water marks get a stain-blocking primer so they do not ghost back through the new paint.
While the ceiling is open we look for wet insulation or soft framing and replace what is damaged.
We frame and finish new walls and closets, with blocking added where shelves and rods will hang.
Floors and furniture under the work get covered, plastic seals the doorway, and we clean before we leave.
Text a photo of the ceiling or wall and we can give you a first read, then we come out and write the estimate on site. The written scope says what comes out, what goes back, the texture and the clean-up. If the opened ceiling shows more damage than the stain suggested, you get that in writing with a price, and you approve it before we do it. We open up repairs same-day when the schedule allows, and the finish coats follow over the next visits until you sign off on a final walkthrough.
