Stop stepping around the soft spot by the back door of your Palos Heights house. We find the rot, replace it, and tell you honestly how much life the deck has left.
Rot on a deck usually shows up in the same places: board ends, the tops of joists under the boards, the bottoms of posts and the ledger at the house. We open up those spots, replace what is soft, and check what is next to it so the repair is not just a patch on a bigger problem. If the frame is sound, a repair or a resurface makes sense. If it is not, we say so and quote a rebuild in treated lumber or composite, with a flashed, bolted ledger and code stairs and railings.
We cover Palos Heights from Route 83, Harlem Avenue, 127th Street and Ridgeland Avenue, and Lake Katherine sits right in town. It is a Cook County city a short way from Palos Park and Orland Park. If your deck faces north or sits under trees, it dries slowly after rain, and that is where we find rot first. A deck on the sunny side tends to crack and split on top instead, which is more often a surface problem than a structural one.

Soft or split boards are pulled and replaced, with the joist under each one checked while it is open.
A new joist is fastened alongside a weak one, or the old one is replaced when it is past saving.
Rotted posts are swapped out with the deck supported, set on proper footings and tied to the beam.
A ledger that was nailed on or never flashed gets fixed before we touch anything else.
Wobbly posts and loose rails are rebuilt so they hold when someone leans on them.
When repair is not worth it, we build a new deck in treated lumber or composite on the right footings.
We do a free estimate in person and check the underside of the deck, not just the top. The written scope lists each repair so you can decide what to do now and what can wait. When a board comes up and the joist under it is worse than expected, we stop, write up the added cost and get your approval. Structural repairs get the permit and inspections the city requires, and we finish by walking the deck with you.
That soft board is telling you something. Text a photo of it to (815) 585-1750 and we will set up a time to look underneath.
