When a finished basement in Palos Heights has taken on water or worn out, we cut out the damage, fix the cause and put the rooms back.
Repairs to an existing finished basement are a core part of what ONIT Solutions does, along with partial finishes and single trades like framing or drywall. Full design-and-build basements run under our ONIT Restoration brand, which is the same company with a crew that does basements all day. On a repair, we find out why the damage happened before we fix what it looks like, whether that is a failed sump, a leaking window well or a crack in the foundation. Then we replace what needs replacing, from bottom plates and insulation to drywall, flooring and trim, and match it to the rest of the room.
Palos Heights is on our regular route, and the crew comes in on Route 83, Harlem Avenue, 127th Street and Ridgeland Avenue. The city sits in Cook County near Palos Park and Orland Park, with Lake Katherine inside its limits. If water got into your finished basement, the drywall wicks it up above the floor, so once the area has been dried we cut a clean line above the wet mark and check the plates and insulation behind it. Untreated bottom plates from an earlier finish get swapped for treated lumber while the wall is open.

We trace the water or damage to its source, whether that is the sump, a window well, a crack or a plumbing leak, and fix that first.
Damaged board comes out on a straight line above the water mark so the patch finishes clean.
Rotted or untreated bottom plates and wet insulation get replaced with treated lumber and basement-rated insulation.
Carpet and pad that took on water come out, and after a moisture test we put down flooring suited to a basement slab.
Baseboard, casing and door bottoms get replaced and painted to match the rooms that were not damaged.
If you want the rest of the space finished while we are there, we frame, wire, insulate and close it in under a permit.
We come out for a free look, find the cause and give you a written scope that separates the fix from the finish work. If more damage turns up once the wall is open, we price it in writing and wait for your yes before going further. Repairs can start same-day when the schedule allows, and larger work gets booked around the days we said. We check in with you as each stage wraps up and walk the finished rooms with you at the end.
