An extra bedroom or office framed out of space you already have, finished so the new wall looks like it came with the house. We do it in Schaumburg homes and townhomes with the dust sealed in.
Splitting a large room or closing in a loft is one of the most practical framing jobs there is. We lay out the new wall, frame it with a door opening and header, add blocking where shelves or a TV will go, and fill the cavity with sound insulation if you want quiet on the other side. Then the wall is hung, taped and finished to match the rest of the room. When the new room needs an outlet or a light switch, our crew handles that too, with a permit where required.
We work in Schaumburg every week, reached by I-90, I-290 and Route 53, with Golf Road and Meacham Road getting us across town. The village spans parts of Cook and DuPage counties and mixes townhomes, condos and single-family houses. A room meant to be a bedroom has code requirements, including a window large enough to get out through, so we check that before we frame. In a townhome, we also ask what the association allows inside the unit before the estimate is final.

A new wall is framed from floor to ceiling, anchored at both ends, with a header over the door.
Open lofts get a wall framed in, boarded and finished, with a door that closes properly.
Insulation in the new wall cavity cuts down the noise between the two rooms.
New boxes and wiring go in before the board, with the permit and inspection where required.
We can frame a closet into the new space, with blocking for the rod and shelf.
The new wall gets the same texture or flat finish as the walls around it, ready for paint.
We walk the room with you, measure it, and write up the layout, the door, any wiring and the finish in one estimate. The permit is part of the scope when the village requires one, and we schedule the inspection between framing and drywall. If something hidden turns up, say a duct or pipe where the wall needs to land, you get the change in writing to approve. Finishing takes several visits for drying, and the walkthrough at the end is where you check it with us.
