Basement walls in your Orland Park home framed straight on treated plates, ductwork boxed in clean, and drywall finished ready for paint.
Framing against a foundation wall is its own kind of work. We check the concrete for moisture first, set every bottom plate in pressure-treated lumber so it can sit on the slab without rotting, and hold the studs off the foundation so the wall stays straight even where the concrete does not. Ductwork, pipes and beams get boxed into bulkheads framed level and square, with access left at valves and cleanouts. Then the drywall goes up, gets taped and finished, and the space is ready for paint and flooring.
Orland Park is on our regular route, with I-80, LaGrange Road, 159th Street and Wolf Road getting the crew to every part of the village. It is a Cook County suburb that borders Homer Glen, Mokena and Palos Park. If your house has a full basement, the ceiling is where the time goes: main duct trunks, drain lines and a steel beam all have to be boxed in without stealing more headroom than they need. We lay those bulkheads out with you, in the room, before we frame them.

Every plate that touches concrete is pressure-treated lumber, fastened to the slab with a sill gasket underneath.
Studs stand off the foundation so the finished wall is flat even where the concrete wanders.
We box in trunks, pipes and beams level and square, keeping as much headroom as the layout allows.
Shutoffs, cleanouts and junction boxes get a framed access panel instead of being buried.
Under stairs and around a furnace room, we hang fire-rated board where the code requires it.
Walls and ceilings are finished smooth, with corner bead on every outside corner, ready for paint.
We start by walking the basement, checking the foundation for moisture and marking where walls and bulkheads will go. The written estimate covers framing, any electrical the layout needs, board and finish, and changes after that are priced in writing for your approval. Framing and electrical are inspected before the walls close where the village requires it, and we book the crew on the days we agreed. We cover the stairs and the floor at the top of them, keep the dust in the basement, and walk the finished space with you.
