A Roselle deck that stays tied to the house, with the ledger flashed and bolted the right way and any old one that is wrong fixed first.
Most deck failures start at the ledger, the board that fastens the deck to the house. If it was nailed on instead of bolted, or never flashed, water gets behind it and rots both the ledger and the house framing it hangs from. On every deck we build or repair, the ledger is flashed and fastened with proper bolts, and an existing ledger that is wrong gets fixed before anything else. After that comes the rest: framing, treated or composite decking, and stairs and railings to current code.
We work in Roselle every week, coming in on Lake Street, Roselle Road and Irving Park Road. The village sits across DuPage and Cook counties, with its Metra station in the middle of town. If your deck attaches to a wall with siding over the band board, we take the siding off along the ledger line rather than bolting through it, because that is the only way to flash it properly. With the siding off, you see the condition of the house framing behind it, and so do we.

We open up the area where the deck meets the house and check the ledger, the flashing and the framing behind them.
A nailed or unflashed ledger is replaced or refastened with proper bolts and flashed so water runs out, not in.
If water has already reached the house framing, we show you, price the repair in writing and fix it before the deck goes back on.
Treated lumber or composite decks built on footings, with a frame sized for the span.
Stairs, landings and guardrails built to current code, solid when someone leans on them.
Front porch steps, columns, railings and ceilings rebuilt or repaired.
We come out, look at the deck from above and below, and check the ledger before we talk about anything else. The written estimate prices the work in order, ledger first, and states what the village will need for a permit. Since the wall behind a ledger cannot be seen until the siding comes off, the estimate tells you what happens if it is rotted: we stop, show you, and price the repair in writing for your approval. We schedule around the inspections and walk the finished deck with you before we call it done.
