A Rosemont basement finished again after water, or finished for the first time, built to stay dry and pass inspection.
Some basements we start from bare concrete, others were finished years ago and need part of it rebuilt. In both cases the moisture check comes first, and any drainage or sump work is done before a wall is covered. New walls sit on treated bottom plates with clearances kept around the mechanicals, then insulation, electrical, plumbing rough-in if a bath or bar is planned, and an egress window for a bedroom. A full design-and-build basement is a job for ONIT Restoration, the same company working under a brand whose crew does basements all day, while ONIT Solutions does the repairs to finished basements, partial finishes and single trades like framing or drywall.
Rosemont sits in Cook County, and we cover it off I-90 and I-294, with River Road and Balmoral Avenue bringing us onto the residential streets away from the convention center and hotel district. When a finished basement takes on water, the repair usually means cutting the drywall out above the wet line, pulling soaked insulation, and checking whether the old bottom plates were treated. If they were not, we replace them with treated lumber once the space is dry and before new board goes up. Then the walls are finished, painted and trimmed to match what was there.

Before any repair or new finish, we track down where water came in and fix the sump, crack or drainage behind it.
Damaged drywall and insulation come out above the wet line, and new material goes in once the space is dry.
Untreated bottom plates touching the slab are swapped for pressure-treated lumber during the repair.
A single room, a laundry area or one wall of storage can be finished on its own without doing the whole basement.
Wiring, a bath or bar rough-in where planned, and an egress window whenever a bedroom is added.
Drywall, ceilings, flooring, doors, trim and paint are matched to the rest of the basement so the repair blends in.
We come out, look at the damage or the empty space, and leave a free estimate in writing. You approve the scope before we pull the permit and schedule the work. If removing drywall shows more damage than anyone could see, you get photos, a written price and the final say. Once it is all finished, we walk through the basement with you.
