A finished basement in Glen Ellyn should feel like the rest of the house, warm in winter and dry all year, and that starts with what goes against the concrete.
Our basement work starts with a moisture check, and any drainage or sump repair gets done before a wall goes up. We frame on treated bottom plates, leave the clearance the mechanicals need, and insulate the outside walls with material made for contact with concrete. Electrical goes in next, along with plumbing rough-in if you want a bathroom or a wet bar. The finish covers drywall, ceilings, flooring, doors, trim and paint, plus a code egress window if a bedroom is in the plan, and we handle the permit.
Glen Ellyn is on our regular route, reached on Roosevelt Road, Route 53 and Main Street. The village sits in DuPage County between Wheaton and Lombard, with Lake Ellyn, a downtown by the Metra station, and College of DuPage on its south side. Where an older Glen Ellyn house has a foundation that was never insulated, fiberglass batts with plastic over them can trap condensation against the cold wall and grow mold behind the drywall. We put rigid foam or a similar basement-rated insulation against the concrete, tape the seams, then frame inside it.

Seepage, the sump and the downspouts get checked, and any fix happens before framing.
Rigid foam or another concrete-rated insulation goes on the outside walls with taped seams, so warm room air never reaches cold concrete.
The rim joist along the top of the foundation gets insulated and sealed, which keeps cold air out of the finished space.
Studs sit on pressure-treated plates inside the insulation, with clearance kept around the furnace and water heater.
Circuits, lighting and outlets, plus drains and water for a bath or bar, inspected before the walls close.
Drywall, ceilings, flooring, doors, trim and paint, with an egress window for any bedroom.
We come out, check the walls and floor for moisture, and talk through how you want to use the space. The written estimate names the insulation and framing approach, so you know what goes behind the drywall and not just what goes on it. Changes, including anything found once a wall is open, get priced in writing and wait for your approval. Inspections set the order of the work, and we walk the finished space with you before we pack up.
