Get a flake floor that stays bonded to the concrete, with a moisture barrier under every chip. We work in Channahon every week.
A flake floor is a layered system, and each layer has a job. We grind the concrete with diamonds so the epoxy base has something to grab, and we fix cracks and pits before anything is rolled out. The base itself is a moisture vapor barrier, and flake is broadcast into it to full refusal, scraped, and locked under a polyaspartic top coat. The crew doing the work is MK Concrete Coatings, our own coatings company.
Channahon is off I-55 and I-80 for us, with Route 6 running through town between the Des Plaines and DuPage rivers. If your house sits on lower ground near either river, Channahon State Park or the I&M Canal, the slab under your garage or basement may carry more moisture than it looks like from the surface. Moisture moving up through concrete is what lifts coatings that were rolled straight onto a bare slab. Our epoxy base is a vapor barrier for exactly that reason, and it goes down on every floor we coat in Will County, not only the damp ones.

Diamond tooling cuts a clean, open surface. Acid etching leaves residue and an uneven profile, so we do not use it.
We fill the cracks and pitting and grind the repairs flat so they do not show through the finish.
The epoxy base blocks moisture coming up through the concrete, which is the risk on a slab near the rivers.
We keep throwing flake into the wet base until no bare epoxy shows, so the color runs full edge to edge.
Scraping knocks down sharp, standing chips and leaves a texture with some grip that is not rough on bare feet.
The clear top coat resists hot tires, road salt and UV, and it is the surface you see and clean every day.
Our estimate is free and on site, and we bring cured flake chips so you can see the colors on your own concrete. The written scope lists the square footage, the repairs we can see and the price at $8.50 per square foot, $2,000 minimum. Anything the grinder uncovers that changes the work gets priced in writing first, and nothing proceeds until you approve it. After the top coat goes on, you can walk the floor in 24 hours and park on it in 72, and we do the final walkthrough with you once it takes foot traffic.
