Keep the frame and replace the surface: new decking and railings in Rolling Meadows over a frame we have checked joist by joist first.
If the frame under a worn deck is still sound, new decking and railings on that frame can cost a good deal less than a full rebuild. The catch is the word sound, so we inspect the frame before resurfacing, checking joist ends, hangers, beam connections, posts and the ledger at the house. Anything rotted gets replaced, and an existing ledger that is wrong gets fixed before anything else. Then the new surface goes on in treated lumber or composite, with railings and stairs to current code.
Rolling Meadows is on our regular route up Route 53, with Golf Road, Kirchoff Road and Algonquin Road taking us across the city. It is a Cook County town, and if your deck is old enough that the boards are splitting, it is worth asking how the joists are spaced. Composite boards often need joists closer together than an older wood deck was framed with, so switching to composite can mean adding joists between the old ones. We measure that on the estimate visit so the price you see already includes it.

Joists, hangers, beams, posts and ledger checked before we price new boards.
Rotted joists replaced, and extra joists added where the new decking calls for tighter spacing.
A ledger that was nailed on or never flashed gets fixed with proper bolts and flashing first.
Composite that costs more up front and needs little upkeep, or treated lumber that costs less and needs sealing. Staining new wood is a separate service.
Railings and balusters replaced and built to current code.
New treads and risers to match the deck, on stringers we have checked.
On the free estimate visit we get under the deck, probe the frame and measure the joist spacing, then put the scope in writing. Once the old boards are off, we see the tops of the joists for the first time, and if more rot shows up there, we stop and price it in writing before going on. You approve every change first. When the new surface is on, we walk it with you and point out any repairs we made underneath.
